1. Acceptance
By creating an account on Siam Booking, you agree to these terms. If you don't agree, don't use the service.
2. Service description
Siam Booking provides a property management system, booking engine, channel manager integration, and payment processing tools for hotels and vacation rentals. The platform is provided as-is without any warranty of uninterrupted availability.
3. Your account
You are responsible for keeping your password secure. Notify us immediately of any unauthorized use. We may suspend or terminate accounts that violate these terms.
4. Billing and fees
- Subscription plans are billed monthly in advance via Stripe.
- Free trial of 14 days is offered to new accounts. No credit card required during trial.
- A 3% platform fee applies to direct bookings processed through Stripe Connect.
- All fees are exclusive of applicable taxes (VAT, sales tax, etc.) unless stated.
- Cancellation is effective immediately — no refunds for partial months.
5. Channel manager disclaimer
OTA integrations (Booking.com, Expedia, Airbnb, Agoda) are provided via third-party certified channel manager Zodomus. Availability, latency, and features of those integrations are dependent on Zodomus and the respective OTAs. Siam Booking is not liable for OTA-side errors, delayed bookings, or rate discrepancies caused by third parties.
6. Payment processing disclaimer
Direct bookings are processed by Stripe, Inc. under their terms of service. Disputed charges, refunds, and chargebacks are handled through Stripe. Siam Booking does not hold funds on your behalf.
7. Prohibited use
- Fraud, money laundering, or any illegal activity.
- Publishing false or misleading property info.
- Harassment of guests or staff.
- Attempting to access other accounts or our infrastructure.
- Reselling the platform without a white-label agreement.
8. Limitation of liability
To the maximum extent permitted by law, Siam Booking is not liable for indirect, incidental, consequential or punitive damages. Our maximum aggregate liability is capped at the amount you paid in subscription fees during the 12 months preceding the claim.
9. Changes to these terms
We may update these terms; we'll notify you by email 30 days before material changes. Continued use after that counts as acceptance.
